What we do

Gutter clearance

Blocked gutters and drainage systems are one of the most common causes of roof-level water damage in commercial buildings. Debris accumulation causes overflow, which damages fascias, soffits, external walls and internal finishes. We clear gutters by hand, using vacuum equipment or pressure washing as appropriate to the blockage and the gutter type, with all material bagged and removed from site on completion.

Downpipe clearance & flow testing

Downpipes are checked for blockage and cleared if necessary as part of every gutter clearance visit. Flow is tested on completion to verify that the full drainage system is running freely from gutter to ground level. This end-to-end check ensures that cleared gutters are not backing up due to a blockage lower in the system.

Post-clearance condition inspection

Following clearance, we inspect gutter condition including the integrity of joints, outlets, brackets and the gutter itself, identifying any areas requiring repair or renewal. A written inspection record is provided with photographs of any defects found, giving building managers a clear picture of drainage system condition alongside the clearance record.

Remedial recommendations & planned programmes

Where defects are identified, we provide written recommendations for remedial works and can carry out repairs on the same visit or as a scheduled follow-up. For larger buildings and portfolios, we set up planned clearance programmes on a quarterly, biannual or annual basis, ensuring drainage systems are maintained consistently and building envelope protection is not compromised by neglect.

Why Think Access

Gutter maintenance is one of those jobs that seems straightforward until it involves a building where the gutters are 15 metres up. Think Access makes it accessible, efficient and properly documented.

F.A.Q’s

Twice a year is the minimum recommended frequency for most commercial buildings — once in late autumn after leaf fall, and once in early spring. Buildings in wooded locations or with flat roofs prone to moss growth may require more frequent attention.

We can clear blockages at roofhead and at any external section accessible by rope access. For internal blockages, specialist drainage contractors with CCTV equipment are the appropriate resource.
