Window Sealing and Caulking via Rope Access.

Think Access reseals and caulks high-level windows, curtain wall joints and building envelope interfaces using IRATA rope access. We restore weathertightness to window perimeters, expansion joints and facade interfaces on commercial and residential buildings without scaffold.

What we do

Window perimeter resealing

Window perimeter seals are one of the most commonly failed elements of the building envelope. Sealant degrades through UV exposure and thermal movement over a 10 to 20 year cycle, allowing water to penetrate around window frames and into the wall construction. Our teams inspect, remove failed sealant and apply new correctly specified sealant in a single visit, restoring weathertightness without the need for scaffold or cherry pickers.

Joint preparation

The success of a resealing operation depends entirely on correct surface preparation. We remove all old sealant mechanically, clean contact faces with appropriate solvents, apply primer where required and install a correctly sized backing rod before applying new sealant. The new sealant is tooled to the correct profile to provide three-sided adhesion prevention and optimum movement accommodation.

Expansion joint resealing

Expansion joints in facade systems, between building components and at structural movement interfaces are also within our resealing capability. These joints require specific sealant products capable of accommodating the anticipated movement, and must be designed as well as applied correctly to perform over the long term without cohesive or adhesive failure.

Facade resealing programmes

Where sealant across a full elevation or multiple elevations has reached end of life, we carry out systematic resealing programmes in a planned sequence, typically phased to suit weather windows and building occupation patterns. This programmatic approach delivers better value than reactive joint-by-joint repairs and restores weathertightness to the full building envelope in a single coordinated programme.

Why Think Access

High-level windows that have never been properly sealed, or that have sealant that is now failing, are a very common source of water ingress in commercial buildings. Think Access provides the access and the sealant expertise to fix them properly.

F.A.Q’s

We assess the substrate, the joint width, the expected movement, the exposure conditions and the aesthetic requirements. Based on these factors we specify an appropriate silicone, polyurethane or hybrid sealant. We are happy to work to a client specification if one exists.

Yes. We are experienced in resealing curtain wall systems, including the face seals between units and the structural silicone joints. We follow the system manufacturer’s guidance on sealant compatibility and application.
