Facade and Structural Inspections via Rope Access.

Think Access carries out detailed visual inspections of building facades, cladding systems and structural elements using IRATA rope access. We provide comprehensive condition reports to support maintenance planning, insurance requirements and due diligence programmes.

What we do

Facade inspection

Facade inspection covers the full external envelope of a building, including cladding panels and fixings, glazing and framing systems, sealant joints, masonry and render, external steelwork and drainage elements. Our technicians inspect each component systematically, identifying defects including cracking, corrosion, loose fixings, sealant failure, staining and evidence of water ingress.

Structural inspection at height

Structural inspections at height include assessment of concrete for carbonation, spalling and cracking; steel for corrosion and coating breakdown; timber for decay and insect attack; and masonry for mortar joint erosion, cracking and movement. We carry out visual inspection and can take samples or measurements where required to support an engineer’s assessment.

Condition reporting

All inspection findings are photographed and recorded in a structured condition report with a defect schedule, severity ratings and priority recommendations. Reports are delivered in a format agreed with the client and can be supplemented with annotated elevation drawings or photographic appendices, giving building owners and managers a complete record of envelope condition.

Supporting engineer-led assessments

Where a structural or facade engineer requires close-access inspection data to inform their assessment, we provide the access capability and systematic recording support they need. Our technicians work to the engineer’s inspection protocol, collecting specific measurements, crack width readings, tap test results or material samples at precise locations across the elevation.

Why Think Access

A rope access inspection provides access to every part of the facade at close range, making it significantly more thorough than a ground-level or binocular survey. Think Access delivers the detail that desk-based inspections cannot provide.

F.A.Q’s

Yes. Post-storm inspections can be mobilised quickly to assess the extent of damage, identify immediate hazards and provide a prioritised repair scope for insurance or emergency works.

We carry out our inspections from ropes, which provides close physical access to every element. Drone surveys complement rope access for initial scoping but are not a substitute for close inspection at our working distance.
