What we do

Targeting what fails first
Preventative maintenance for building envelopes focuses on the elements most likely to fail first sealant joints, flashings, drainage outlets, membrane terminations and service penetrations. By inspecting and treating these on a planned basis, we prevent the majority of leak incidents that would otherwise require reactive remediation.

What a visit includes
Our preventative maintenance visits include condition inspection of all critical sealing elements, clearance of drainage systems, re-application of sealant where early signs of deterioration are identified, and resealing of any joints found to be at risk of failure in the next maintenance cycle.

Prioritised by failure risk
We prioritise elements by failure risk, allowing maintenance expenditure to be focused where it matters most rather than spread thinly across the whole envelope.

Condition reporting & budgeting
Condition reports document the current state of each element, the maintenance actions taken, the residual life estimate for each sealing system and the recommended scope and timing for the next visit. This supports planned maintenance budgets and helps building owners avoid the significantly higher cost of reactive repair programmes.
