What we do

Drainage inspection scope
Roof drainage inspection covers all components of the drainage system accessible at roof level, including gutters, valleys, outlets, hopper heads, downpipe heads and visible sections of downpipes. We assess the condition of each element, record defects and blockages, and photograph all significant findings, giving building managers a complete picture of drainage system health in a single visit.

Priority-structured condition reports
Our condition reports are structured to provide a clear picture of the drainage system’s current state, prioritised by urgency. Immediate safety or performance risks are identified first, followed by items requiring attention in the short term, and longer-term maintenance items. Each item includes a description, photograph and recommended remedial action, making it straightforward to act on findings without further investigation.

Portfolio inspection programmes
For portfolios of multiple buildings, we carry out systematic drainage inspections across all sites on an agreed programme, producing standardised reports that allow asset managers to compare condition across the estate and prioritise maintenance expenditure. This consistent approach removes the variability that comes from using different contractors across different sites.

Inspection as the basis for planned maintenance
A drainage inspection provides the evidenced basis for a planned maintenance programme — identifying what needs to be done, when, and at what cost. Without regular inspection, maintenance is reactive and typically more expensive than it needs to be. Our inspection service gives building owners and facilities managers the information they need to move from reactive to planned drainage maintenance across their portfolio.
Why Think Access
Good drainage maintenance starts with knowing the condition of the system. Think Access provides the inspection capability and the reporting quality to support informed decision-making.
