Drainage Leak Detection and Waterproofing via Rope Access.

Think Access identifies and repairs leaks in roof-level drainage systems using IRATA rope access. We carry out thermal imaging, visual inspection and targeted waterproofing of gutters, outlet junctions, downpipe connections and drainage channel interfaces.

What we do

Why early detection matters

Leaks from roof drainage systems cause water to track into roof constructions, wall cavities and building interiors, causing damage that may not become apparent for months after the initial failure. Early detection and repair prevents this progressive damage and the significant remediation costs that follow a single inspection visit can save substantially more in avoided repairs than it costs.

Leak detection methods

We inspect drainage systems using thermal imaging cameras, moisture meters and dye testing to identify leak paths that are not visible to the naked eye. Thermal imaging is particularly effective at identifying areas of moisture saturation within roof and wall constructions adjacent to drainage elements, allowing us to pinpoint the source of ingress before any remedial works begin.

Drainage system repair

Repair of drainage system leaks typically involves resealing joints in gutters and outlets, applying liquid waterproofing to joint areas and gutter linings, replacing failed outlet connectors and sealing penetrations through the roof membrane at drainage outlet positions. We carry out repairs using products compatible with the existing gutter and waterproofing system throughout.

Same-visit detect and repair

Where leaks are identified during an inspection visit, we carry out repairs on the same visit wherever possible, avoiding the cost and delay of a return mobilisation. This combined detect-and-repair approach is particularly valuable for reactive leak investigations where the building owner needs the problem resolved quickly to prevent further damage to the building fabric or its contents.

Why Think Access

Finding a drainage leak at roof level before it becomes a major internal problem is one of the most valuable maintenance activities a building owner can carry out. Think Access provides both the detection capability and the remedial skill.

F.A.Q’s

Yes. We repair and re-line box gutters using liquid-applied waterproofing, glass-reinforced plastic (GRP) or preformed metal lining systems depending on the substrate and the specification.

We carry out a combined assessment of the drainage system and adjacent roof membrane. Where the leak source is in the membrane, we can carry out repairs to that element as part of the same visit.
