What we do

Roof condition inspections

Our inspection service covers all roof types including flat felt, single-ply membrane, standing seam metal, composite panel and tiled systems. Technicians carry out visual and physical inspections of the membrane or sheet surface, flashings, upstands, edge terminations, drainage outlets, rooflights and any roof-mounted plant or equipment. Findings are photographed and recorded in a written condition report with RAG ratings and recommended actions.

Planned preventative maintenance

Planned preventative maintenance typically includes clearing of gutters and outlets, re-sealing of minor defects, tightening of loose fixings, replacement of failed sealant at joints, and application of protective coatings or treatments where appropriate. We work to agreed maintenance schedules, visiting sites quarterly, biannually or annually depending on the client’s requirements.

Multi-site portfolio management

For larger portfolios, we can manage roof inspection programmes across multiple sites, providing centralised reporting and budget planning information. Our approach gives asset managers and facilities teams a consistent, structured view of roof condition across their entire estate.

Documentation & compliance support

Our reporting supports insurance requirements, planned maintenance budgets and lease-end dilapidation assessments. All findings are provided in a clear written format with photographic evidence, giving clients an auditable record of roof condition and the actions taken at each visit.

Why Think Access

Regular inspection and maintenance is the most cost-effective way to manage roof assets. Think Access makes this simple by providing access, inspection and light remedial work in a single mobilisation, without scaffold.

F.A.Q’s

Reports include a property overview, photographic record of all areas inspected, a condition summary by element, a defect schedule with severity rating, and recommended remedial actions with indicative priority.

Most manufacturers and insurers recommend at least two inspections per year, with additional visits after severe weather events. We can tailor a programme to your roof type, age and condition.
